When considering making structural changes to your home, It's worth getting advice before you start.........

It's great to make the changes you need to your home to turn it into the unique living space that is tailored to your very own requirements, but it does need to be well planned and carried out by an experienced and competent builder. It's worth knowing the procedure to follow in order to  make the changes. A common form of re-modelling is called a knock through. This is when you knock through a loadbearing wall to create a bigger open space between two rooms. You don't need to get planning permission for this, but it is wise to get building control to check that the work is being carried out in accordance with current building regulations. Very often, you'll want to open up your kitchen and dining room into one room. If the dividing wall is non load bearing , then this is a fairly simple siuation to deal with. On the other hand, if it is a loadbearing wall, then this presents a diferent scenario. There are different types of loadbearing wall, for instance, some just carry the load of joists above, but others may continue up into the living space above. In each situation, a different approach is needed. The ceiling finish also needs to be decided upon. You can create an opening with a lintel underneath the joists or you can creaate a ceiling which runs through level by running a beam at joist level with the joists supported by hangers from that beam. Both finishes require a different approach to the build and all needs to be planned out prior.


The first thing to do is find a trustworthy and experienced builder. Get more than one qoute and find somebody you feel comfortable with. They will need to take measurements and possibly photographs of your home and will need to determine which walls are  loadbearing and non loadbearing. It is best to find someone who can carry out the work for you from start to finish, providing every aspect of the job including plumbing and electrical work, as well as organising engineers calculations and building control visits. Once you have found a good builder who can take care of this for you, it will be necessary to get the plan of the end result. You will need to make sure the layout is exactly what you need and you may need to choose finishings and paint colours etc.
