Removed loadbearing wall and installed an RSJ to open up kitchen to dining room

In this project the home owners wanted to get more use from their dining room and so wanted to open up the kitchen wall into it. As this was a loadbearing wall, A steel lintel had to be installed to take the load of the joists above. They also required us to block up an existing door opening further along the same wall into the lounge and install underfloor heating and a new tiled floor. In just 2 weeks, we managed to complete this knock through project from start to finish.

Firstly, we ripped up the old floor tiles from the kitchen area. We were going to install a brand new tiled floor in it's place with elecric underfloor heating in it's place. Then we had some preparation work to do before knocking through the loadbearing wall. We removed a radiator from the dining room side, this would be re-installed later in a new position. We also found all the electric cables hidden beneath the plaster in the wall. So on day 3, we were able to create the opening in the loadbearing wall and install the RSJ. Then we blocked up the doorway to the lounge and built new blockwork and brickwork piers to support the new structure. New electrical points were then installed along with a few adjustments to the position of the existing light switches. We also plastered over the artex on the ceilings in the lounge and dining room to match with the smooth flat ceiling in the kitchen. All the other walls were also plastered for a perfect finish.

We then moved on to the underfloor heating. This was carefully laid to the manufactureres guidelines on top of the insulation boards for maximum heat up efficiency. We could then lay the new porcelain tiles on top. The existing wooden floor in the dining room area was filled in where the loadbearing wall used to be, up to the new tiles for a perfectly flush finish and joint between the two floor finishes that flowed through as if it had always been there. New skirtings were fitted and the whole room painted. A final visit from our fully qualified and trusted electrician to connect new switches and sockets along with the underfloor heating sign off and the job was complete.
